Look What's Sprouting

New Crop of Businesses

Spring may be more pronounced in other parts of the country, but here in Alameda, something downright fecund appears to be in the soil. Whether you travel Park Street or Webster Street, Bay Farm or Buena Vista Avenue, development is springing up all over Alameda—from new stores to entirely new streets and buildings.

Here, roughly in geographic order from west to east, is an overview of the projects underway.

Enterprise Landing

Location: Adjacent to Bayport Alameda and College of Alameda, this project is between Atlantic Avenue and the Estuary, from Webster Street to Main Street.
Description: Combined retail and office space
Status: Under discussion
Key Date: None yet
Did You Know? Catellus is the project developer.

Buena Vista Affordable Housing

Location: 626 Buena Vista Ave.
Description: Eight moderate-income, affordable-housing units
Status: Alameda Development Corp. is looking into building eight home-ownership units here, but the project is in the early planning stages.
Key Date: Undertermined
Did You Know? Moderate-income home buyers cannot earn more than $91,900 for a family of four, nor more than $73,500 for a family of two. (See www.alamedadevcorp.org/homeseekers for more information.)

Webster Street Renaissance Project

Location: Webster Street, between Central Avenue and Pacific Avenue
Description: Streetscape improvements
Status: Under construction
Key Date: The project should be done in August.
Look for an announcement of a party to celebrate
the occasion.
Did You Know? The newly planted crape myrtle and Aristocrat pear put on a show for both spring and fall.

Otaez Mexicatessen and Restaurant

Location: 1619 Webster St., the former Mexicali Rose
Description: New Mexican restaurant in a new building
Status: Construction should be done as you read this.
Key Date: Expect a summer opening.
Did You Know? The owners, Jesus and Socorro Campos, and their family are very active in Alameda, so they wanted their next restaurant right here.

Kelly-Moore Paint

Location: 1701 Webster St.
Description: New retail store
Status: Interior is being prepared
Key Date: Look for opening news later this spring.
Did You Know? Will there be synergy between the Alameda Art Center and its new neighbor? Artists may not have to go very far for supplies, or maybe house painting will become more artistic.

Marina Village, final phase

Location: Along the Estuary, at the western edge of Marina Village (Atlantic Avenue and Constitution Way)
Description: New construction of 32 townhouses, 32 flats and nearly 150,000 square feet of office space
Status: Early planning and public input stages
Key Date: Look for construction to begin in 2006.
Did You Know? Ships were once built here, and the former boat launch will be incorporated into the new design.

(Former) Iron Island Gym

Location: 2304 Encinal Ave., between
Oak and Park streets
Description: The former gym is being renovated
into three separate stores
Status: Under construction/renovation
Key Date: None yet, but tenants are expected by fall.
Did You Know? What once made bodies stronger will now help strengthen Alameda’s retail health.

Office space next to Peet’s Coffee

Location: 1365 Park St.
Description: Potential retail tenant
Status: In negotiations with the city of Alameda
Key Date: None so far; stay tuned.
Did You Know? Sources say, “If I tell you any more, I’d get in trouble.”

Park Street Streetscape, Phase 1A

Location: Park Street between Times Way and Central Avenue
Description: Streetscape improvements
Status: Construction begins March 1, 2005.
Key Date: The project should be done by Nov. 15, 2005.
Did You Know? Phases 1B/1C are being planned for 2006 and beyond and will improve Park Street from Central Avenue to San Jose Avenue.

Alameda Theatre and Parking Structure

Location: Central Avenue between Oak Street and Park Street
Description: Makeover of the old Alameda Theatre, plus the addition of a parking structure and retail shops.
Status: An environmental study and negotiations with the developer are underway.
Key Date: Look for more news at a City Council meeting this spring.
Did You Know? The theatre was designed by Art Deco architect Timothy Pflueger.

Alameda Marketplace

Location: 1650 Park St.
Description: This renovated building houses a natural grocery store, fish market, kitchen store, coffee shop and roastery, bakery, deli and sushi bar (think Rockridge’s Market Hall with Alameda’s creativity
and affinity for history).
Status: The Marketplace is full, except for one corner space.
Key Date: The last retail space, which will be a
restaurant, is slated to open in mid-2005.
Did You Know? Alameda Natural Grocery was the
first store to open at this site.

The New Main Library

Location: Lincoln Avenue between Oak and Park streets
Description: A larger, better, newer, $27 million library
Status: Groundbreaking is set for March.
Key Date: It should be finished in mid-2006.
Did You Know? Don’t get too cocky about those late fees—the Police Department is just across Oak Street.

Bridgeside Shopping Center

Location: Along the Estuary at Fernside Boulevard and Tilden Way
Description: An old shopping center gets a new look and new tenants.
Status: Having completed a major design review, the site is currently being rebuilt.
Key Date: Look for stores opening in late 2005 or early 2006.
Did You Know? Nob Hill Foods has already signed on as the anchor tenant.

Quizno’s Subs

Location: 1431A Park St.
Description: New restaurant
Status: Space improvements are underway
Key Date: No opening date yet, though likely soon.
Did You Know? A new Quizno’s opens every 16 hours.

The Waterfront at Harbor Bay BusinessPark

Location: Along Harbor Bay Parkway between South Loop Road and the Harbor Bay Ferry
Description: Newly built office space is being added to the former Lucent campus, which is now available for lease.
Status: Construction of about 100,000 square feet of office space is underway; about half of the previously existing 389,000 square feet is leased; negotiations are ongoing for additional tenants
Key Date: Venture Commerce Center, a building of office condominiums, is expected to open soon.
Did You Know? Ron Cowan Parkway, which directly connects the project to the Oakland Airport, was named for the original developer of the area. 

Project Name: Bayport Alameda


Location:  Along Atlantic Avenue between Main Street and Webster Street, adjacent to the College of Alameda

Description: 485 two-story, single-family homes on land formerly owned by the U.S. Navy

Status:  Ongoing. Homes are selling as fast as they are built. In many cases, the houses are sold before they’re finished.

Key Date: Complete by 2008

Did You Know? Bayport includes one larger park and four mini-parks.

Project Name: Northern Waterfront Plan


Location: Grand Street to Constitution Way, between Buena Vista Avenue and
the Estuary

Description: Redevelopment of a formerly industrial area, including possible housing, retail and park space.

Status: The Northern Waterfront Advisory Committee and the public are working on an Environmental Impact Report.

Key Date: Look for a draft of the EIR this spring

Did You Know?  The project includes the historical Del Monte Building and a host of other interesting place names (Alaska Basin, Encinal Terminals and Parrot Village Park, to name a few).

Project Name: South Shore Shopping Center


Location: Between Park and Willow streets, from Otis Drive to Shore Line Drive

Description: Multi-stage makeover that includes many new stores and expanded favorites, as well as a new look for the entire center.

Status: Begun in 2003 with the opening of Trader Joe’s, work continues on the later phases of reconstruction, which is expected to continue through 2008.

Key Date: Safeway should be at its new, nearly-60,000-square-foot location by November.

Did You Know? A hot betting topic: How long will it take Sushi House to fill up its new, larger space, which opened in January? Not long, we predict.

Project Name: 1336-1364 Park Street


Location: Park Street between Central and Alameda avenues; Central Avenue between Park Street and Park Avenue

Description: Retail and office space get new tenants and a facelift

Status: Most retail spaces are open, and several office space negotiations underway.

Key Date: The final retail tenant, Mints Flower Shop, opens soon.

Did You Know? Just as retail clusters together on Park Street, the adjacent Central Avenue spaces (in back of the retail stores) will house additional offices and financial services that complement existing businesses.

Earl J. Rivard

You can't keep the good ones down. Alameda native Earl J. Rivard was hit by a car when he was four months old and then, later in life, was hit two more times. The blind and partially-paralyzed Rivard doesn't let any of this get him down, releasing Troubadour Blue.
